There are three wells on the Northeastern side of the property. From those wells, water is pumped into two holding tanks which hold up to 62,500 gallons. To comply with State of Colorado Standards, a small amount of chlorine is added to the water. The Water Manager/Operator tests the water to monitor chlorine, turbidity, the pre-treatment, etc., according to Colorado standards and reports the results monthly to the CDPHE. These test results can be found on the “Private Documents” page (members only).
The Reserve roads are plowed by George Martinez as conditions necessitate. This is determined by one designated Board Member who calls George. This designated Board Member is the only person who can make this call. Owners are responsible for plowing their own driveways or having them plowed by private parties.

Please contact the President and/or a Board Member you know to be in residence if you see a water leak on the Reserve. This could cause a drop in pressure in your home, and/or across the Reserve.
Our hot springs are cleaned once a week and because the draining and refilling takes time, they might be empty or low on these days.

This one-time $2000 fee is charged to new home owners, who are in the building process, to help cover the costs of extra road maintenance due to construction trucks and other heavy equipment impacting our roads during building.
The water usage fee is $50 monthly for a base of 6,000 gallons per month. The excess fees are as follows: 6001 - 9000 gallons is $.01 per gallon over; 9001 - 15,000 gallons is $.025 per gallon over; 15,001 gallons is $.05 per gallon over. In the Spring, the Board may raise the 6,000 to 10,000. You can monitor your usage on your personal water meter.
HOA fees include the maintenance of our roads and ditches, the hot springs, our water system, snow removal, weed control and all of the open space. As of July 1, 2022, the annual dues are $1522.50. Dues are invoiced semi-annually, on or about January 1 and July 1 of each year. Payment is expected within thirty days. Dues are billed in advance while trash and water (separate charges) are billed in arrears. Trash is $45 per month.
Water system maintenance costs are paid for out of the dues of all owners. Actual water usage is paid for by the residents using water. Trash is paid by the residents that have a home on their property - it is not subsidized by owners that own a lot. We currently have three residents on Spring Valley Ranch that also use our dumpsters and are charged the same amount as Reserve residents.

The USPS does not deliver mail to physical home addresses on the Reserve. Owners can arrange to get a PO box at the Chromo post office. UPS and FedEx do provide delivery to physical home addresses.

The first gate opener is free to new owners. After that, we charge $25 for a second or replacement. Owners can obtain a gate opener from the Board Treasurer.

If you would like to volunteer to work on weed mitigation at Crowley Ranch Reserve, please contact the Chair of the Open Space Committee (OSC). More information about noxious weeds on Crowley Ranch Reserve can be found on the Documents page.
The weeds along the Reserve roads need to be maintained. This is done by the OSC. You can opt out of spraying in front of your property by contacting the Chair of the OSC. If you opt out, you are responsible for controlling the weeds along your property. If you fail to do so, mitigation will have to take place and the owner will be responsible for costs incurred.
The OSC is currently working on an integrated weed management plan, including the spraying of the roads. As soon as we have this information, we will post it here. When the plan is in place, the OSC will inform the President when spraying will happen and the residents will be informed through Gaggle.
To keep in check the algae that can suffocate native plant and aquatic life, there are some months that one or more of the lakes are treated with Sonar Q Aquatic Herbicide.
